The modern office building PERNERKARLÍN is being developed in a strategic location in Prague's Karlín district by Coopera Development, a joint venture between KKCG RE Group and Alma Development. Designed by the renowned Bogle Architects studio, the project will offer 9,300 m² of premium office space and 700 m² of retail space built to the highest standards. The construction emphasises sustainability, advanced technology, and aims for LEED Gold certification. PERNERKARLÍN represents a new approach to the workplace – flexible, healthy, aesthetic, and functional.

Among the first tenants is Actum Digital, a technology company with a global reach and a strong local footprint. Scott.Weber Workspace will also open state-of-the-art flexible work and event spaces within the project. All office spaces in PERNERKARLÍN are now fully leased.

PERNERKARLÍN delivers AAA-class office space focusing on comfort, efficiency, and sustainability. Offices offer a clear ceiling height of 3.0 meters and a 2.7-meter grid layout. All windows are openable and equipped with external blinds on the south, east, and west façades. F7-grade air filtration and CO₂ sensors ensure excellent indoor air quality. Energy efficiency is supported by heat recovery lifts and an air-to-water heat pump system that reuses waste heat for hot water. Water-saving fittings and rainwater retention for irrigation help minimise water use. The building consists of three towers connected by two bridges, seven floors above ground, a rooftop extension, and two underground levels. The project aims for LEED v.4 C&S – GOLD certification. PERNERKARLÍN will offer 102 underground parking spaces for tenants and visitors.
